Cape Coral Florida

Cape Coral was originally portrayed as a water wonderland and still is today. With hundreds of miles of canals some fresh water and some salt water with access to the Gulf of Mexico via the Caloosahatchee River, there are thousands of waterfront homes and even lots still available. Cape Coral is Florida’s third largest city. With 114 square miles of land mass, this vibrant city offers more than 400 miles of fresh and saltwater canals making it an idyllic residence for boating, fishing and water sports lovers

Cape Coral is located to the west of what the locals call its sister city, Fort Myers Florida. It has for many years been a popular retirement spot for those wishing to escape the northern winters and for the younger families just starting out. Approximately 50% of Cape Corals population is under the age of 45.

Cape Coral History

The vision of Cape Coral began in 1957 when two brothers, Leonard and Jack Rosen, spent weeks looking over Southwest Florida for a piece of property to develop. Later that year they purchased a large 100+ square mile plot of land for under $700,000.

The brothers began developing the area now called Cape Coral under the banner of the Gulf American Land Corporation toting Cape Coral as the Waterfront Wonderland. Much of the land was prone to flooding or even under water and the Cape Coral was built up by the dredging of hundreds of miles of canals. Water view lots sold for $990, with waterfront (on one of the canals) at $1,990 and riverfront for $3,390. First year sales exceeded $9 million and Cape Coral was born.

In 1969, Gulf America Land Corporation sold out to General Acceptance Corporation for $250 million. By 1970, Cape Coral had a resident population of over 11,000 and has continued to grow as one of the nations fastest growing communities.

Today the population of Cape Coral exceeds 150,000 year round residents and it remains one of the largest master-planned communities in the nation. Being the 3rd largest city in Florida for square miles, Cape Coral is eventually expected to peak at around 400,000 residents.

Cape Coral Real Estate

Cape Coral’s more established neighborhoods having homes with "Old Florida" charm are located around the Cape Coral Yacht Club in the Southeast section of the city. The Cape Coral yacht Club has many amenities including an Olympic size swimming pool, tennis counts, boat docks, a public boat ramp and a sandy beach along the Caloosahatchee River. More recent expansion has occurred in the other quadrants of the city.

Cape Coral offers more waterfront properties than any other community in southwest Cape Coral which has helped make the Cape Coral real estate market one of the most attractive for residents and investors alike. Being the third large city in the state based on land size, it will be years before Cape Coral is fully developed and therefore offers many on and off water building lots. Cape Coral has also begun more recently to attract developers building gated communities.
